I.M. Properties Ltd have submitted a planning application for an extension to the Birch Coppice Business Park. A planning application has been submitted which seeks outline planning permission for the development of 49.9 hectares of land to south-west of Birch Coppice Business Park. This will create 186,000 square metres of floorspace in 6 warehouse buildings for storage & distribution use within Use Class B8. The application includes details of the proposed site layout, vehicle accesses and landscaping for consideration now; whilst the details of the scale and the appearance of the buildings are reserved for consideration in a subsequent planning application. A bfew things spring to mind. I'm surprised to see that Aldi and shenkers have both made enquiries for land, Aldi as Recently as Nov 09. Shenkers handle Eddie stobart traffic for Tesco.
Much is made of the enquiry from Marks and Spencers about a rail connected B8 site yet there will be no direct connection available to Phase II. This seems to be milking the fact that One company has insisted on a rail connection to get planning permission. VW, no longer owned by TNT to my knowledge no longer operate trains out of the Birch Coppice site and whilst they say they may do so in the future rail in is comparison to road economically enviable and will remain so for foreseeable future unless the government changes the structure of the rail network.
Much of the land is farm land, not brown field sites, I question why there's need to build on yet more farm land.
The public footpath diversions do not tally with the planned location of the buildings and the latter descriptions of where the new footpath will be. At the moment it officially goes diagonally from the south western corner of the lagoon to the north western corner of lowerhouse farm accross the northern boundary of the farm and soth easterly down the drive of the farm. It is actually walked from the south westerly corner of the lagoon directly to the north east corner of Lower House Farm and doesn't go down the drive. According to their map of the proposed route it will travel easterly from the corner of the lagoon
